My tenant moved out with no notice and left the place a mess. The sink was full of grease, the tub in the Master bedroom was black and the bathroom was full of tampon trash, the pics show the rest of the damage. I got a $2300 judgement for damages (which cost over $5k to fix). I never got a cent and the bitch's mother bought her a house in Plano. My only recourse was to send the Sheriff out to confiscate anything she owned of value, but she had 2 or 3 kids and I didn't want to hurt them. It wasn't their fault their mother was no good. So I let it go.
This was the straw that broke the camel's back. After spending too much money to fix what tenant's screw up I eventually sold the house in 2004. I was out of the Landlord business - Hooray:-)
